Roof Replacement in Union City, Built and Cleaned Up With Care

Once patching stops paying off, we take your roof down to the decking and build a new system on sound wood. Your shrubs, siding and driveway stay covered while the old shingles come off, and the yard is cleared before we leave each evening.

When Replacing the Roof Is the Right Call

Plenty of roofs can be repaired for years before they need to come off. A full replacement starts to earn its cost when bare, smooth patches show where the granules have washed away, when leaks turn up in a new place every season, or when the wood under the shingles feels soft. Past that point another patch only buys a little time, and we will say so plainly.

We bring more than 30 years of roofing experience to that decision. If roof repair will serve you well, we say that instead. If it won't, we walk you through materials, colors and ventilation so the new roof fits your home and the way you live in it.

Replacement is also where care on site matters most. Thousands of old nails and a full roof of debris come off in a day or two, so how a crew protects your home and cleans up is part of the job, not an afterthought.

What Your Roof Replacement Includes

Protection before tear-off

We cover shrubs, flower beds and AC units, and set tarps along the walls where debris falls. Plywood or boards go over delicate areas. Your driveway gets a clear path for the dump trailer.

Full tear-off to the deck

We remove every old layer rather than roofing over it. That lets us see the decking and replace any soft or rotted boards before anything new goes down.

Underlayment and ice barrier

Synthetic underlayment goes down across the whole roof. In the valleys, along the eaves and around every pipe and vent we add a self-sealing ice and water membrane, since those are the spots where melting snow and wind-driven rain look for a way in.

New flashing and ventilation

Pipe boots, step flashing and drip edge are replaced, not reused. We check intake and exhaust vents so the attic can breathe, which helps the shingles last and keeps summer heat down.

Shingles installed to spec

Shingles are nailed in the pattern the manufacturer calls for, with a finished ridge and clean lines at every edge.

Daily cleanup and final sweep

Every evening we pick up debris and run magnetic sweepers over the lawn, beds and driveway. At the end we do a slower walk of the whole property before we call the job done.

Signs Your Roof May Need Replacing

Bare or curling shingles
Granules in the gutters and dark bare patches mean the shingles are wearing through. Curled or cupped edges catch wind and lift.
Leaks in more than one spot
One leak is often a flashing problem. Several, or one that returns after repair, usually points to a roof that is failing as a whole.
A soft or sagging deck
Spongy spots underfoot or a visible dip in the roofline suggest water has reached the decking for some time.
Widespread hail or wind damage
After a hard spring storm, bruised shingles across most slopes can mean replacement rather than spot repair. Our storm damage repair page covers that process in more detail.
An older roof with layers
If there are two layers already or the roof is well past its expected life, replacement is often the more sensible spend.

How a Replacement Runs, Start to Finish

  1. 1

    Inspection and options

We look at the roof, the attic and the decking from inside where we can. Then we explain what we found and talk through material choices, with photos so you can see it yourself.

  2. 2

    Written estimate and permit

You get a line-item estimate before work is scheduled. We handle the permit where one is required.

  3. 3

    Prep and tear-off

On the first morning we protect the property, then remove the old roof slope by slope so the house is never left open longer than needed.

  4. 4

    Installation

Decking repairs, underlayment, flashing, vents and shingles go on in that order. A typical house wraps up in a few working days, while a larger footprint, a steep pitch or a rainy forecast can stretch the schedule.

  5. 5

    Cleanup and walkthrough

We sweep the yard with magnets, haul away debris and walk the finished roof and property with you. Our 10-year workmanship warranty covers the installation.

What Shapes the Cost of a New Roof

We can't price a new roof honestly until we have measured it and seen its condition. So the figure comes after our visit, walked through by phone and set down in writing. These are the things that move it most.

Roof size and slope
A bigger roof simply takes more shingles, underlayment and hours on site. A steep slope adds harness and staging time, and the crew works every section of it more slowly.
Material choice
Architectural shingles, impact-rated shingles and metal each carry different costs and lifespans. We compare them honestly for your home.
Decking condition
Soft or rotted boards are only fully visible once the old roof is off. We note the per-board cost in the estimate so there is no guesswork.
Layers and complexity
Extra layers to remove, multiple valleys, dormers and chimneys all add time and flashing work.

Roof Replacement Questions

How long will my roof replacement take?
Most houses are finished within one to three working days. Larger or steeper roofs can run longer, and we stop for rain or high wind rather than leave the house exposed. If the weather shifts the schedule, we let you know.
Do I need to be home during the work?
Not for most of it. It helps to catch you briefly when the crew arrives on day one, and again at the end so we can look over the property together. Before we start, park cars in the garage or on the street and keep pets inside, since tear-off is noisy.
Will nails end up in my yard?
Some fall during tear-off, which is why we tarp the ground and run magnetic sweepers every evening, not just on the last day. We cover the lawn, beds, driveway and the street edge.
Can you roof over my existing shingles?
We recommend a full tear-off. It lets us find and fix damaged decking and gives the new shingles a flat, sound base, which a layover can hide.
What warranty comes with the new roof?
Our installation carries a 10-year workmanship warranty, and the shingles carry the manufacturer's own coverage. We explain both before you sign so you know what each one covers.
Why should I trust you with my roof?
We have more than 30 years of roofing experience and hold a BBB A+ rating. More useful day to day, we show you photos of what we find and give you the estimate in writing.
