Roof Inspections in Union City

We look over your roof from the gutters to the ridge, check the attic underneath, and show you photos of what we find. You get a plain account of your roof's condition, and your yard looks the same when we leave as when we arrived.

A Clear Picture of Your Roof Before Anything Is Decided

A roof inspection is the right first step when you are not sure what your roof needs. Maybe a storm just passed, a ceiling stain appeared, or you are buying a house and want to know what sits on top of it. We find out what is actually happening up there, so any repair or replacement conversation starts from facts.

We bring 30+ years of roofing experience to each inspection, and that time has taught us to read the small things: a lifted shingle tab, a dried-out pipe boot, a valley that holds debris. Our BBB A+ rating reflects how we treat people, and it starts here, with an honest report and no pressure to buy anything.

The Parts of Your Roof We Look Over

Shingles and seal strips
Granule loss, cracks, curled edges and the soft bruises hail leaves in the mat all go into our notes. A few tabs get a gentle lift so we can tell whether the adhesive strips still grip well enough to resist wind.
Flashing and roof penetrations
Chimneys, sidewalls, skylights and valleys are where most leaks begin. We check the metal flashing, the sealant around it, and every pipe boot and vent collar for cracks or gaps.
Decking and soft spots
Walking the roof tells us a lot. Any spongy feel underfoot points to wet or delaminated decking, and we note exactly where it is.
Attic and ventilation
From inside the attic we look for water stains, daylight at the nail lines, and signs of trapped heat or moisture. Poor airflow ages shingles faster, so we check intake and exhaust vents too.
Gutters and drainage
We confirm each gutter run slopes toward its downspout, sits tight on its hangers and is free of leaves and grit. We also watch for runoff creeping back under the drip edge instead of dropping into the trough. If gutter work is needed, we explain it on its own terms.
Photos and a written summary
You receive photos of what we saw, sorted by what needs attention soon and what can be watched. Nothing is buried in jargon.

Signs It Is Time for a Roof Inspection

  • A hail or wind storm passed through

Spring storms in central Oklahoma can bruise shingles in ways you cannot see from the ground. An inspection tells you whether there is real damage before small cracks become leaks.

  • Granules collecting in the gutters

Gritty, sand-like material at the downspouts means shingles are shedding their protective layer. Some loss is normal with age, but a sudden increase is worth a look.

  • Stains on a ceiling or in the attic

A brown ring on drywall often shows up well after water first got in. Finding the source early keeps the repair small.

  • Your roof has some years on it

Asphalt shingles wear unevenly as they age. A check now helps you plan, rather than react.

  • You are buying or selling a home

Knowing the roof's condition gives both sides a clear starting point for the conversation.

What Shapes the Cost of an Inspection

Most inspections follow the same careful routine, but a few things change how long the visit takes. We tell you up front what the visit involves when you schedule by phone, so the price is clear before we arrive.

Roof size and pitch

Every added section of roof means more ground to cover on foot and more photos to take. A steep slope also has to be crossed slowly, and very steep pitches may call for harnesses or roof jacks.

Number of stories and access

A two-story home or a roof with tight access around trees and fences takes more setup time.

Attic access

An easy hatch in a hallway is quick. A cramped attic or one reached through a closet full of storage takes more care.

Purpose of the report

A detailed photo record for a home sale or an insurance claim takes more documentation than a routine check.

How an Inspection Visit Runs

  1. 1

    Set a time by phone

We ask a few questions about your roof's age, any recent storms and what you have noticed, then agree on a visit time that suits you.

  2. 2

    Ground walk first

We start at ground level, looking at rooflines, gutters and siding for clues. Ladders go on stable footing with padded standoffs so gutters and paint are not scuffed.

  3. 3

On the roof and in the attic

We walk the roof carefully, photographing as we go, then check the attic with your permission. Any debris we disturb, like loose granules or old nails, is picked up before we come down.

  4. 4

    Walk through the findings together

We sit down with you and go through the photos one by one. You hear what is urgent, what is routine wear, and what can simply be monitored.

Roof Inspection Questions

How long does a roof inspection take?

Most visits take about an hour or so, including the attic and time to go over the photos with you. Larger or steeper roofs take longer. We will give you a sense of timing when you schedule.

Do I need to be home during the inspection?

It helps if you are, especially for the attic check and the walk-through at the end. If your schedule does not allow it, we can limit the visit to the outside of the house and review the photos with you over the phone later that day.

Will you try to sell me a new roof?

No. Many roofs need a repair or simply some watching, and we say so plainly. If replacement makes sense, we explain why with photos, and the decision stays with you.

I am thinking about filing a storm claim. Is an inspection worth doing first?

Yes, it usually is. You come away with dated pictures and a written description of the damage, which gives you something concrete to show your insurer. We are happy to walk you through the usual steps of a claim, though the adjuster is the one who decides what is covered. When damage turns up, our storm damage repair page explains the next stage.

If you find a problem, who fixes it?

We can, through our roof repair or roof replacement services, and that work is backed by our 10-year workmanship warranty. You are also free to take our findings elsewhere.

How often should my roof be inspected?

Once a year is a sensible habit, plus a look after any significant hail or wind storm. Regular checks catch small issues while they are still small.
