What Shapes the Price of a Roof

Two neighboring houses with the same footprint can land at very different numbers. Your price depends on what sits on the roof today, what we put back and how much care the job takes to do cleanly. These are the factors that move it most.

We price your roof after looking at it in person and give you a written, line-item estimate. If we find damaged decking during tear-off, we stop, show you photos and confirm the added work with you before we replace it.

Size and pitch
Roofs are measured in squares of 100 square feet. A steeper roof needs harnesses, roof jacks and more time per square, so pitch matters almost as much as size.
Layers coming off
On some older houses, a later roof was installed right on top of the original shingles. Stripping both takes more labor, adds weight to haul off and calls for a bigger dumpster.
Decking condition
We cannot see the plywood or plank decking until the shingles are off. Soft or rotted sections have to be replaced before new underlayment goes on, and we photograph them so you can see why.
Material choice
Architectural shingles, impact-rated shingles and metal panels differ in cost, weight and how they handle hail. We walk you through the tradeoffs on your own roof.
Flashing, vents and penetrations
Chimneys, skylights, plumbing vents and walls that meet the roof each need their own flashing. A simple gable roof costs less to detail than one with several valleys and dormers.
Access and site protection
Tight side yards, heavy landscaping or a long carry from the dumpster add time. Protecting delicate beds or a pool area takes extra material, and we include that in the estimate.

How We Work Around Your Home

A roof job is loud and messy by nature. Old shingles, nails and dust all have to come down somewhere, so we plan where they go before the first one is pulled.

  1. 01

    Protection goes down before tear-off

We drape tarps over shrubs and flower beds, lean plywood against siding and windows near the work, and cover the air conditioning unit. Catch tarps along the foundation keep debris out of mulch and gravel.

  2. 02

    A magnetic sweep every evening

Before the crew leaves each day, we roll magnets across the yard, driveway and walkways to pick up stray nails and staples. You should be able to pull into your garage and let the dog out that night without worry.

  3. 03

The roof is closed up overnight

We only tear off what we can dry in the same day. Any open decking gets underlayment before we leave, because afternoon thunderstorms can build fast in spring.

  4. 04

Finish details you can see from the ground

Straight drip edge, ridge caps laid in an even line, step flashing tucked behind siding instead of smeared with sealant. These small things decide how a roof looks for the next twenty years and how well it sheds water.

  5. 05

The findings on paper before anyone climbs a ladder

You get pictures from the roof and a plain opinion on whether fixing the trouble spot is enough or the whole roof has reached its end. The estimate breaks the job into its parts, so every charge has a line you can point to.

A Roofing Company That Treats the Yard as Part of the Job

Union City is where we are based, and most of our roofs sit within a short drive of it. We hold ourselves to three plain tests: the roof should look right from the curb, keep water out for decades and go on without harming anything else on your property.

That means slowing down where it counts. We lay out shingle courses so the lines run true, fit flashing by hand at walls and chimneys, and pick materials that suit your house and how long you plan to stay in it. It also means treating your flower beds, driveway and lawn as part of the job site we are responsible for.

When we finish, the only sign we were there should be the new roof.

How a Roof Job Runs, Start to Finish

Much of a good roof job is settled well before the dumpster shows up. This is the order things happen in.

  1. 1

    A phone conversation

You tell us what you are seeing, whether it is a stain on the ceiling, missing shingles after wind or just an older roof. We set a time to come out and look.

  2. 2

    A look at your roof

We go up on the roof, check the attic if it helps, and photograph the shingles, flashing, vents and gutters. Then we sit down with you and go over what we saw.

  3. 3

    A written estimate

You get the scope, materials and cost in writing, along with our honest view on repair versus replacement. Take your time with it.

  4. 4

    The work days

Protection goes down first, then tear-off, decking repairs, underlayment and the new roof. Each evening ends with the roof dried in and the yard swept.

  5. 5

    Final cleanup and walk-around

We haul away every scrap, run the magnets one last time and clear debris from the gutters. Then we walk the property with you so you can see the finished work.

Questions Homeowners Ask Us

Something not covered here? (405) 956-3366

Will a new roof damage my landscaping?

We work hard to keep that from happening. Shrubs and beds get tarped, plywood shields siding and windows, and catch tarps keep debris out of mulch along the foundation. If something especially fragile sits right under the eaves, point it out during our visit and we will plan around it.

How long does a roof replacement take?

Most homes take one to three working days, depending on size, pitch, the number of layers coming off and how much decking needs work. Weather can push the schedule, and we would rather wait a day than leave a roof open to rain.

Do I need to be home while you work?

No, as long as we can reach the roof, the driveway and an outdoor outlet. Many homeowners like to be there for the first morning and the final walk-around. Expect noise during tear-off, and move fragile items off walls that share the attic space.

How do I know whether to repair or replace my roof?

We look at how old the roofing is, whether the trouble is in one spot or spread across every slope, and how solid the wood underneath feels. A few lifted shingles or one leaking vent boot is a repair. Bare patches where granules have washed off, curling tabs and leaks that keep coming back usually mean the roof is done, and we show you photos either way so you can judge for yourself.

Can you help with a hail or wind insurance claim?

We can inspect the roof, photograph the damage and explain what we found in plain terms before you file. We are not your adjuster and do not decide what your policy covers. If the adjuster wants to meet on the roof, we can be there to point out what we documented.

Do you pull the permit?

Where the city or county requires a permit for roofing, we pull it as part of the job and schedule any inspection. You do not need to visit the permit office yourself.

What happens to my gutters during a reroof?

We check them during the first visit. Sound gutters stay in place and get cleaned out at the end of the job. If a run droops between hangers, drips at its joints or has come loose from the fascia board, we can put in new gutters while the crew is already on site, which saves a second round of ladders in your yard.
